NOTICE OF MORTGAGE FORECLOSURE SALE

YOU ARE NOTIFIED THAT:

1.  Default has occurred in the conditions of the Mortgage dated July 20, 2007, executed by Andrew J. Loehrer, a single person, as mortgagor, to Wells Fargo Bank, N.A., as mortgagee, and recorded on July 25, 2007 as Document Number 1233789, in the office of the County Recorder of Stearns County, Minnesota.  The land described in the Mortgage is not registered land.

NOTICE OF PUBLIC HEARING

ZONING MAP 

AMENDMENT & 

VARIANCE REQUEST

 

Notice is hereby given that the Sauk Centre Planning Commission acting as the Board of Appeals and Adjustments will conduct a public hearing on Tuesday, November 26, 2013 at 5:30 PM, or shortly thereafter as practical, in the Council Chambers of City Hall, to consider an amendment to the current zoning map. The Planning Commission will also consider a variance, on behalf of Daniel O’Brien, dba Sauk Centre Gas Mart located at 321 Main Street North, Sauk Centre, MN.

If approved, the Map Amendment would re-zone 30 feet of a minor subdivision of one parcel of land currently designated as R-1 Zoning District (Residential Low and Medium Density) to C-2 Zoning District (General Business). The parcel to be considered is: That part of Lot 4 Block 2 Barto’s Subdivision Lots 4, 5, & 6 Block 2 Barto’s Subdivision of Lot 9 of R Moore’s Addition of Outlot Sauk Centre, according to the plat thereof on file and recorded in the Office of the County Recorder, Stearns County, Minnesota. Located at 519 Linden Lane, Sauk Centre MN. The property is currently owned by Holly Walker.

Planning Commission to also consider, 6 (six) variances, if granted, that would allow a new gas station to be constructed with a 5 foot side street setback from Linden Lane where a 25 foot setback is required, and a 5 foot setback from the rear property line where a 20 foot setback is required. The applicant would also like to expand the size of the canopy that covers the gas pumps. These 2 variances would allow the canopy to be placed 15 feet from Main Street North where a 25 foot setback is required and a 6.2 feet setback from Linden Lane where a 25 foot setback is required. An additional variance would be needed to place the old gas station on the lot south of the existing car wash with a 6 foot setback from Lake Street where a 25 foot setback is required. Applicant is also requesting a variance from the total amount of impervious surface that is allowed in the C-2 General Business zoning district of 79.2% where only 50% impervious surface is allowed.

There are 3 (three) parcels of land involved with this variance, parcel number 94.58139.0000 located at 321 Main Street North is legally described as: Lots 1, 2, & 3 less 109 1/3 feet south half of Barto’s Subdivision of Lot 9 of R Moore’s Addition of Outlot. Parcel number 94.58138.0000 located at 315 Main Street North is legally described as: Lot 1 Block 2 of Barto’s Subdivision the south 109 1/3 feet of lots 1,2, & 3 Block 2 of Barto’s Subdivision of Lot 9 of R Moore’s Addition of Outlot.
